Get a quote, send us your request, we confirm it personally
You see the price straight away, final cleaning and bed linen included. Luigi reads and confirms every request himself, usually within 24 hours. Nothing is paid before confirmation.
How it works
Four steps, no surprises
Direct bookings do not go through middlemen: you talk to the person who opens the door.
Quote
Choose the accommodation, dates and guests. The calculator applies the rates and shows you the total.
Request
Send your request from the website or on WhatsApp. You immediately receive an email confirming we have it.
Personal confirmation
Luigi checks the dates and sends you the approved quote with payment instructions. The booking is confirmed when you pay the 30% deposit.
Balance and arrival
Balance and tourist tax are due 7 days before arrival. Before you travel you receive directions and access instructions.
Rates
One price for the whole unit, not per person
Nightly rate for the unit, up to the maximum number of guests shown. Final cleaning is added once per stay.

The longer you stay, the less you pay per night
- From 3 nights: base rate. These are the stays we prefer.
- From the 4th night: −5% for each extra night, up to −30% (from 9 nights)
- 2 nights: +30% · 1 night: +60% · day use: double rate
- Maximum stay: 3 months (90 nights). Beyond 30 days, terms are agreed in writing.
Seasons and holidays
- January, February, March, October and November: −15%
- July and August: +20%
- Italian public holidays: +15% (Christmas and Epiphany, Easter, 25 April, 1 May, 2 June, 15 August, All Saints, 8 December)
- If a night falls under more than one case, the highest rate applies
Services and extras
- Bed linen always included; final cleaning included in the total price
- Towels not included: kit with one large and one small towel for rent, €3.50 per person
- Small pets May to September only: €15 a night + €25 final cleaning
- No meals: the kitchens are equipped for cooking
Tourist tax
- €2 per person per night, aged 13 and over
- Charged for a maximum of 5 nights
- Not charged for day use
- It goes to the Municipality of Posta Fibreno: we always show it separately

Payments
PayPal or bank transfer, after confirmation
- 30% confirmation deposit within 48 hours of our confirmation
- Balance and tourist tax 7 days before arrival
- PayPal or bank transfer
- For arrivals within 7 days: PayPal only
Payment details are only given in our confirmation email. If you receive payment requests from other addresses or numbers, do not pay and call us.
